Shop on website for our inventory. Once you decide on a property, you can contact us to pay at least 50% of the down payment. This will take the property off the market and place it pending. Bring the rest of the down payment owed at closing! There is no credit score required and we will use your income to qualify you

Do I need good credit to qualify?

Not at all! We based the approval on your income!

What are your interest rates and terms?

We offer a no haggle rate of 12.99%! there are no prepayment penalties with our financing. The length of term will vary depending on the property.

How fast can I close on a property?

You can take possession and receive the deed as fast as a week!

Payment & Qualification

What income do I need to qualify?

Generally speaking, we’d like to see your monthly gross income to be at least 4 times the amount of the monthly payment of your land.

Can I qualify if I’m self-employed?

Yes absolutely!

What documents do I need to apply?

One valid form of government issued photo id, recent utility bill of your homestead address, and one month of recent paystubs or 6 months of recent bank statements!

Can I get approved with no credit or bad credit?

Yes absolutely!

Where are your properties located?

We sell currently in texas only! A majority of our properties are in southeast/east texas. Reference our inventory tab to see!

Are the properties unrestricted?

Can I build a home or put a mobile home on the land?

You are able to build a home or bring a mobile home on most of our land for sale. Call 832-604-0089 to get specific details on the property you are interested in!

Do the properties have utilities (water, electric, septic)?

Ownership & Legal

Will the property be in my name?

Yes it will!

When do I receive the deed?

At closing! The closing can generally take place as fast as one week after you pay your deposit.

Is this a contract for deed or a note and deed of trust?

We use a note and deed of trust on our transactions. We do not do a contract for deed.

Do you close through a title company?

We generally close directly with our buyers to save them on closing costs.
